Q:How long does it take to find out if my rental application was approved? A: We strive to provide prompt service. In most cases, applications are processed the day the application was received. If, for any reason we are not able to process the application the same day, the application will be processed within 24 - 48 hours.
Q:What do I have to pay when I sign my lease? A: Security deposit (equal to 1 month's rent), and the first month's rent must be paid, unless a Move-In Special is granted.
Q:Can I pay my rent online? A: Unfortunately no. You may pay by mail, night drop box at office entrance, in person during business hours or set up direct draft with your bank. All rent must be received in the office by a check or money order payable to Dorbandt Realty.
Q:Is there a grace period for rent payments? A: Rent is due the first of every month. However, we understand that everyone has different circumstances. Therefore we do have a 5-day grace period. Rent MUST be received in the office no later the 5:00 PM on the fifth of every month. If rent is not received by the end of the business day on the fifth, there will be a late fee of 10% of the rent amount. The office is closed on weekends and holidays. If the fifth is on a day that the office is closed, payment MUST be received earlier then the fifth.
Q:What do I do if I am having issues with my neighbors? A: Call the police if necessary and file a police report. If it is NOT an emergency, please write a statement regarding the issue and submit it to the property management office. Q: What happens when my lease expires? A: We ask that you renew your lease prior to the expiration to avoid being placed on a month-to-month lease and the potential of having your rent increased. Contact us if you need to schedule a renewal so we can prepare the necessary paperwork prior to your lease expiration.
Q: What do I need to do if I don't want to renew my lease when it's done? A: We ask that you provide us a 30 day written notice to vacate. Once this is done, we will provide you a list of our move-out requirements and schedule the move out inspection with you.
Q: What if I want to leave before my lease expires? A: We require a written notice.By breaking your lease, you will forfeit your security deposit and will be required to pay an additional termination fee of $200.
Q: How do I get my security deposit back? A: Once the move-out inspection is completed, please provide us your forwarding address. Within 30 days we will provide you any necessary documentation and/or money to be refunded to you.
Q: What do I do if something needs to be fixed? A: A written maintenance request is required for all issues. Please do not call the office. Maintenance requests are available at the office or you can download the form from our "Forms" page. We will process the request within 24 hours. If this is an emergency, please call the emergency phone number which is stated on your copy of the lease agreement.
